HOME LOAN PROGRAMS
We are proud to offer an extensive range of
home loan programs certain to satisfy the needs of virtually any
homeowner or prospective homeowner. With a wholesale lender base
of literally hundreds of investors, we
can assure you the most cost-efficient program available for your
individual needs.

Start
Rates Below 2%. We have several programs where the initial Note Rate
and Payment Rate begin in the 1.00% range. Ordinarily, payments
change only once a year and are limited to 7.5% (equivalent to an
effective rate increase of about 0.7%) of the previous years
payments. The actual note rate usually changes after the first
three months. Ideal for those with growing incomes but may cause
negative amortization.
Interim
Fixed Rate Loans. Choose from
a wide variety of loans with fixed rate periods of 3, 5, 7, or 10
Years. These loans usually roll over into adjustable rate
mortgages at the end of the initial term. Because of the
potential interest savings over straight 30 year fixed rate
loans, these may be attractive for those certain of a move before
the end of the initial period or those who believe that rates
will be decreasing but still want some security.
Fixed
Rate Buy-Downs. Most fixed
rate programs can be "bought-down" temporarily (or
permanently) in order to decrease the initial years' payments.
This may be beneficial for several reasons: It may help a buyer
qualify for a property that would otherwise be out-of-reach. It
helps those with rising incomes manage the initial years'
payments. It still supplies the security of fixed rate

Easy-Qualifier
Programs. Little or no income documentation is required. For the
self-employed, or others with nebulous income sources, these are
especially handy. Even wage earners who just want as little
hassle as possible can benefit. Many programs are available
including fixed, adjustable and interim fixed rate loans.
No-Ratio Loans. Can you believe
you don't even need to have a job to get a home loan? Several
options are available where the borrower needs to stipulate no
employment nor income information. Some of these don't even ask
for asset verification...
Estate
Financing. Are you in the
market for a huge loan amount? Dozens of programs are available,
be they fixed or adjustable, which can accommodate your request.
Due to the nature of this type of financing, significant
flexibility is possible regarding income ratios and asset needs.
You may even be able to use portfolio investments as security for
the down payment without the need of liquidating these accounts.

Equity
Lines and Second Mortgages
Either stand-alone or used in junction with a purchase money
first mortgage, we can go to as high as 125%
Loan-to-Value! In many cases, you
can use the loan proceeds for any purpose, home improvement, debt
consolidation, educational expenses, you name it. As an added
bonus, home equity debt is usually fully tax deductible so that
the effective interest rate is usually substantially below any
type of personal debt. Many clients also utilize equity lines and
seconds on purchases in order to avoid the necessity of Private
Mortgage Insurance on the lower down payment programs.
First
Time Buyer Programs - We are
proud to offer a wide range of programs specifically designed for
the first time home buyer (usually defined as buyers who have not
held title to a home in the last three years.) These programs
include the Mortgage Credit Certificate program, CHFA, Community

Construction
Loans - We can offer a variety
of loan programs for the construction or major rehabilitation of
single family or multi-family homes. Instead of a three tiered
process of lot loan/construction loan/permanent loan, we can
offer a one time close which can incorporated all phases of the
process. This can save substantially on your overall costs since
loan fees, title and escrow fees, appraisal fees, etc. are only
paid once. Or, we can offer any combination which your current
needs and requirements might dictate.
Non-Owner
Programs - You can choose from
an incredible range of programs exclusively for the purchase or
refinance of rental properties. Fixed rates, adjustable loans,
interim fixed, easy-qualifier and no-ratio programs are all
available. Loan-to-Values can go as high as 90% so the normal 25%
or 30% down payments are not required.
Veterans
Administration Programs - Zero
Down Payment Available to $417,000. Rate Reduction Refinances
available with virtually no documentation and no new appraisal
